Large estate style parcels, incredible custom homes of every style and size, fantastic ski access, and incredible seclusion and privacy — that is The Colony in a nutshell. There is no other area or development within Park City that offers property owners all of these attributes, and does them all at the highest level. The Colony is a place where dreams can run wild, where there is no discernible limit to what can be created, where numerous architects, builders, and designers have created the greatest accomplishments of their career. From relatively modest, western inspired ski cabins, to European influenced ski chalets, to modern masterpieces that are a feat of structural engineering and ingenuity, to multi-generational compounds of incredible scale, homes in the Colony offer prospective buyers a veritable treasure trove of ski-in, ski-out real estate offerings.
Many of the first homes in the Colony to be built are characterized by more traditional mountain designs, utilizing natural hardwood siding and flooring, granite surfaces, heavy stone surrounds and entry ways, and timberframing - both structural and decorative - throughout. These earlier phases of the Colony on the northern side of the neighborhood gain ski access predominantly from the Tombstone, Dreamcatcher, Dreamscape, Daybreak, and Peak 5 chairlifts. Some of my personal favorite high speed groomer runs, and underrated intermediate tree skiing at Park City Mountain are accessed from the Dreamcatcher and Daybreak chairlifts.
The more recently established homes in the Colony consist of the phase 4 and phase 5 areas, predominantly accessed by the Dreamcatcher and Flat Iron chairlifts, and the Quicksilver Gondola. There is potential for additional future chairlifts to be added in these areas, and property owners in phase 5 enjoy the added amenity of private, door to door snowcat transportation service. Phase 5 homes in the Colony enjoy some of the most naturally beautiful home sites in the entire project. This area also features some of the largest, newest and most impressive homes in the Colony, along with homes that hold the current highest recorded sales price and list price in the Colony.
Colony homesites are purposely designed to allow for privacy from adjacent homesites, scenic views, and seamless ski access from every home. Many lots in the Colony also allow for a primary residence and detached guest house with a footprint of up to 2,500sf, and in some cases an additional detached structure like a horse barn or additional garage. Large Aspen tree groves and dense swaths of pine forest create a beautiful mountain aesthetic in all four seasons.
As of 2025, homes in The Colony at White Pine Canyon can range from 1,200sf guest homes with the primary home yet to be built, to over 33,000sf for some of the largest homes, with prices ranging from $1,300/sf for homes on less favorable lots in need of improvements up to $2,850/sf for the most impressive new homes in the Colony. Seamlessly combining gated privacy with larger acreage homesites, premium ski access, and a plethora of top of the line custom homes and estates, The Colony at White Pine Canyon is a truly unique ski home community in Park City.
