Centrally located within the Snyderville Basin, the Old Ranch Road neighborhood is more of an area that contains a variety of different neighborhoods within it. Old Ranch Road homes are largely not within an HOA, and while still a Park City address and within the Park City school district, zoning regulations are within Summit County and not the city, allowing many property owners more flexibility to have ADU’s, guest homes, detached toy garages, horse barns, pastures, and more. Much of the zoning within Old Ranch Road is Rural Residential, meaning that any new development is limited to one residential unit (house) per 20 acres in order to limit density and preserve the open feel of the area. Originally a working farm, the Osguthorpe farm parcel has been preserved by Summit Land Conservancy and offers groomed tracks for cross country skiing in the winter months.
