About Empire Pass Deer Valley

Largely made up of slopeside luxury ski condos, Empire Pass is also home to the towering Montage at Deer Valley five-star ski hotel, and the last new construction ski-in, ski-out property to be built on mountain in Deer Valley Resort, the esteemed Sommet Blanc.

Empire Pass in Deer Valley is largely made up of slopeside luxury ski condos, along with a smattering of larger townhomes, and a few quiet enclaves of true legacy ski homes, both in stature and value. Empire Pass is also home to the towering Montage at Deer Valley five-star ski hotel, and the final new construction ski-in, ski-out property to be built on mountain in Deer Valley Resort, the esteemed Sommet Blanc. Ski access within Empire Pass is primarily accessed by the Silver Strike, Northside, Empire, and Lady Morgan chairlifts, however some homes in the gated ski community of Red Cloud are accessed from the Quincy and Ruby chairlifts. 

Empire Pass real estate offerings are centered around the Silver Strike chairlift, the base of which is surrounded by ski-in, ski-out condos including the first to be constructed buildings of Shooting Star, Arrowleaf, Silver Strike, and Flagstaff, up to recently completed residences in the Argent, Empire Residences, and One Empire buildings. Those with memberships, which are exclusive to property owners in Empire Pass and the sister golf community of Tuhaye, can also enjoy the dining, spa, and amenity options offered at the ski-in, ski-out private club known as Talisker’s Tower Club. 

Just up the hill in Empire Pass is the Northside chairlift, where residents of the Grand Lodge enjoy excellent ski access and views of their chairlift out their window. Situated between the Northside and Silver Strike chairlifts, is a hidden enclave of some of the most impressive single family ski homes in Deer Valley. Built into the hillside adjacent to the Banner run, the homes of Bannerwood have seen list prices as high as $40 million, with the last unbuilt lot in Bannerwood recently selling just below its list price of $15 million, or around $21 million per acre. Also accessed by the Northside chairlift, the neighborhood of Nakoma offers both ski-in, ski-out townhomes and standalone homes, many of which have impressive and even panoramic views of the surrounding ski runs and chairlifts, and the valley below. 

Perched atop Flagstaff Mountain in Deer Valley at 9,100ft above sea level, the gated ski community of Red Cloud holds within in it just 35 parcels, most of which have been built on, and hold some of the largest and most prestigious homes in Deer Valley, especially for avid skiers who value excellent snow quality and ski-in, ski-out access from their back door. While some homes are clearly visible from the Quincy chairlift and Bluebell and Ontario ski runs, others are nestled away in mature Aspen tree groves. For those seeking a legacy ski home of the utmost quality with premier ski access in Deer Valley, Red Cloud is a great option.

As of 2025, stand alone homes in Empire Pass can range from 4,000sf to 26,000sf with prices ranging from $1,200/sf up to $2,500/sf for the best locations within Empire Pass. Condos and townhomes in Upper Deer Valley can range from 500sf studios up to 6,500sf townhomes with prices ranging from $1,700/sf, up to $3,400/sf for new construction condos at Sommet Blanc. If skiing is your primary reason for buying a home in Park City, and Deer Valley ski access is important, Empire Pass should be at the top of your list.
